The project involved the refurbishment of existing commercial offices and construction of a new tower in the Brisbane CBD (Queensland) market.

The site was acquired from an institutional investor and comprised an existing commercial building of 13,000 sqm and a vacant development site.  Approval was gained for a new development of 9,700 sqm and a fixed price construction contract was entered into with a tier one builder.

Following solid pre-leasing activity the asset was on-sold generating a development margin of over 64 per cent and an equity IRR of approximately 70 per cent on the equity invested.
